Continued softening for single family home sales in April. The Lethbridge real estate market
experienced a 22% decrease month over month and down 14% year to date over 2013. Total
units (including all market segments ie: condos / manufactured homes etc.) sold so far this
year is down 12% over 2013. The soft start to 2014 continues then. The total number of single
family homes listed is down 11% year to date notwithstanding the fact that the city's largest
home builder has listed all their homes slated for completion within the calendar year on MLS.
The average sale price of a single family home in April was $303,980.00 up from the annualized
average of $293,544.00. We are good and ready for the much anticipated arrival of the spring
market here in Lethbridge.
